One of my new home buying clients recently said:
“Wow, you know more than Google!”

After a BAD deal with another agent, another said:
“I really wish we would have found you before all this happened.”

See Google is great.
You have to know what questions to ask though.

If you’re new to the homebuying process often time you don’t even know where to start.

- How much can I afford?
- Is it smart to buy right now or wait?
- Which house is the ‘right’ one for me?
- What the heck is PMI?
- Am I going to do something dumb?
- How do I pick an agent?
- Do I even need a real estate agent?
- How much cash do I need to put down?
- How much should I put down?
- What’s the difference between one lender or another?

If you’ve ever tried googling any of those questions you’ll quickly find you’ll be lost in the abyss of non relevant information.

See home buying is situational.
There are a lot of factors that go into making the “right” decision.

If you don’t have someone in your corner you are just taking a wild guess and hoping everything works out.

Smart?

Well taking action is always good but taking the wrong action when it comes to home buying can set you back YEARS in the process.

If you don’t know where to start, have questions, are a little nervous, and maybe a lot scared...

Get out of your old house.
And into a new one.

It’s was cool to watch Bob Vila on TV back in the day.
Fix and flip is a fun show to watch.

Look, it can be fun fixing up an old house...
But...

Before I tell you the but let me tell you this.

When I was getting ready to buy my first truck I wanted a project truck.
You know, a fixer upper.
My dad gave me a sage piece of advice.
At the time I wasn’t a fan of his opinion.
I’m sure glad I listened though.

He told me,
“project trucks are fun,
but it’s not fun
when it’s your daily driver.”

He went on to say:
“Sure enough you’ll be trying
to put it back together
at 4am after
working on it all weekend
so you can get to work Monday morning.”

Houses are kind of like that.
Projects are fun but not when you’re living in them.

Drywall dust on
your toothbrush
gives you that
“gritty clean”
you never wanted.

Trust me.

It suuuucks when you have to take your kids to the store or the neighbors house to go to the bathroom because the plumbing project that was supposed to take an afternoon takes two weeks.

You know what’s fun?

Living in a brand spankin new house.

Things just work.

The handle isn’t broken off the microwave.

Your grandma doesn’t come over and tell you “I have that SAME backsplash, you have excellent taste.”


Everything is to current tastes and building standards in a new house.
- No aluminum wiring
- No cast iron pipes
- No weird stains on the carpet
- No wiggly outlets for kids fingers to get in
- An actual laundry room
- A place the fridge actually fits.

I need some help…

This house is now priced
below market value.

The first contact on this house,
couldn’t close because they
couldn’t get their other house sold.

The second contract,
had a buyer that was
OFF HIS ROCKER wanting repairs.
Hardwired smoke alarm install, really?

Kitchen has been totally updated.
There’s a study down stairs with
a half bath right next to it.
Would make a great mother in law spot.

The pool was replastered in July.
Client replaced the pool pump then too.
Oh, and the client bought a
$4000 top of the line pool cover.
Got here two weeks ago.
There’s even a spa,
that works great!

Kitchen has been updated.
Plenty of room in this house.

This house has had prior foundation repair
with a fully transferrable warranty AND
a letter saying it’s performing as it should be.

Two types of houses in Texas:
“Those that will need foundation repair,
and those that have had foundation repair.”

The property does back to Industrial Blvd
BUT the client had thick vinyl windows
installed across the whole back of the house.
Standing inside, you can’t hear any road noise.
Like, at all.
Heck the back windows are even hurricane rated.

When they redid the back french doors,
Lowe’s ordered the wrong one.

So they got upgraded to the $4000 top of the line one.

This house has been owned by a pilot.
If you’ve never been in a pilot’s house.
Well, I’ve got some new for you.
A lot of times they fix stuff before it’s even broken!

This is a super solid house and we need to get it sold.\

Things I’ve Discovered About Full Time Moms

1. Your home is where you do your most important work, raising your kids.
2. A family can only grow if there is enough space.
3. If there is not enough space, Mom feels it most.
4. No showings from 1pm-4pm, no exceptions, ever.
5. If Mom is on the phone, the kids are GOING to holler, it’s just how it is.
