I work on residential properties here in the DFW area and partner with individuals who want their money backed by real estate instead of sitting idle or riding market swings.

“How is the lender protected?”

A properly structured deal should make this very clear.

When we work with private lenders, the process is handled through a title company and documented the same way traditional real estate financing is handled.

That typically includes:

• A recorded Deed of Trust (mortgage)
• A promissory note outlining the terms
• Title insurance issued at closing
• The lender added to the property’s insurance policy

Each lender is tied to a specific property, I do not pool funds.

The goal is simple:
Clear structure. Clear documentation. Clear expectations.

Our monthly house payment went up $900
3 things occurred to make that happen:
A change in homestead exemption,
Property tax value increase,
Insurance premium increase.

If you haven’t already done so, check your homestead exemption to make sure your home recieved the exemption
know that if needed you can protest your property value with the county as well

Review the premium on your home insurance, an insurance agent can help make sure you have a great choice

We were able to take care of those items and reduced the monthly payment significantly back to normal
