Welcome to "Silicon Prairie"! While some may claim Austin is the new silicon valley, the Fort Worth area offers land at much lower prices, safer streets, and a supportive business environment. It's a lot less humid here in the summer too! Another great feature is a city government who actually listens to it's residents. I'm not anyone special but I've personally met and have worked with several city council members in local issues because they are good people who remain accessible to their constituents. I didn't always get a flu shot and even today, I don't do it every year. But, when I know my body's taken a hit (like having Achilles tendon surgery last year), in my immune system probably needs some support, I get a flu shot like I did a few months ago. I know that eventually, I will hit the age where I will likely need a flu shot every year because as we age, the efficiency of our immune system declines. I appreciate how this doctor covers information on flu shots. It verifies a lot that I already knew and may inform some of you to correct misinformation you may have received.

For those of you who are still waiting for interest rates to drop lower, please understand that while it's unfortunate that they can go up quickly, it takes longer for them to drop down. Rates today are actually reasonable. How can I say that? always compare to what credit cards are charging. mortgage rates are always a fraction of what credit card companies charge. I know there's a big difference between unsecured debt and secured debt but unless you can get a personal loan from somebody who trusts you completely, we are left with what's available today from institutional lenders.

From my experience of over 30 years in the industry, I can tell you confidently to buy what you can afford now and 3 to 5 years later, you may be able to step up to something wonderful.

This will be very beneficial to residential home buyers who wish to purchase a home for themselves or for an investment. There's a big difference between people who want to invest in a couple of income properties and a corporate entity purchasing dozens of them in a particular area.

The president announced a plan to prohibit “large institutional investors” from buying single-family homes, saying more housing proposals would be coming soon.

I've become an independent real estate Broker. I'm still working on my LLC so I can work under the business name in Texas that my father used in California for over 40 years. I've always honored my father's memory in how I live my life and my real estate practice. By being independent, I will be able to focus more on my client's needs. When working for large, national brokerages, some are great but today, too many focus on how they can squeeze money from their clients, even above the commission. I've always been grateful for people's trust when they choose me to represent them. I'm also grateful for what I earn and will refuse to charge any nonsense fees for services that should be included in the commission. I look forward to working for many of you here and I'm available to talk or text anytime. I enjoy what I do. I started in 1995 and I'm still going strong!

The Fed is warmingup to a rate reduction. It may not be today but economic trends continue to be favorable. Even downturns in the stock market aren't surprising to me because international incidents can affect markets but in the USA, we're growing stronger again.

Bottom line, rates are where they were about 10 years ago and people were buying then. Buy now and you can always refinance if rates end up dropping below 5% but right now, remember that real estate prices do go up over time and waiting to get a better rate will result in you paying more for a home.

Buy now. You won't regret it.

Now that the results of the presidential election are in, expect financial markets to start picking up. That means that investor confidence will increase, consumer confidence will go up, and it's very likely interest rates will start going down.

If you're interested in buying, now is the time to start returning to your lenders to update your loan files or to apply for one. Within the next couple of months, even though we'll be hitting winter, there will be an increase in competition which will make it a seller's market. My 30 years experience in the industry and growing up in it tell me this is what to expect.

Beware of "fixed fee" brokerages. They typically "fix" the number of services they'll provide for what they charge. Transactions can be easy but they can also become complex. Professional Realtors are similar to lawyers who take case on a contingency status. If they don't win the case, they lose the time and money spent on the case. Realtors don't make money until a transaction closes to the satisfaction of parties on both sides of the transaction. I personally work hard on every transaction regardless of property value. That experience brings value to my clients. Being ready for virtually any kind of transaction is worth paying a percentage commission. Buyer beware of fixed fee providers.
