Most homeowners never see this 👇🏻

These drain pipes are leaking directly into the crawlspace.

Issues like this can go unnoticed for a long time, but they can lead to:
- Moisture Buildup 💧
- Microbial Growth 🦠
- Wood Rot 🪵
- Unpleasant odors inside the home 👃🏻

This is why a thorough home inspection matters - some of the most important problems aren’t visible during a showing.

If you’re buying a home, it’s worth knowing what’s happening underneath.

This is NOT what you want holding up your deck 👇🏻

This support post was in direct contact with the soil and is showing signs of rot/moisture intrusion. This can lead to movement and structural safety concerns.

Deck issues are one of the more common things we find during inspections - and they’re not always obvious at first glance.

Before hosting that next BBQ, it’s worth making sure everything underneath is properly supported and built to last.

If you ever have questions about what to look for, I’m always happy to help!

When should you get a home inspection? 🏡 🔎

Most people think inspections are only for buying a home, but there are actually several times when an inspection can be helpful.

- Buying a home - understand the condition before closing
- Selling a home - identify issues before listing
- New construction - catch things before your builder warranty expires (11-month inspection)
- Routine check - get a better understanding of your home’s condition.

A home inspection isn’t just about finding problems - it’s about giving you the information you need to make confident decisions.

If you ever have questions about when an inspection makes sense, feel free to reach out anytime.

First day of spring is here 🌿🏡

As the weather warms up, it’s a great time to take care of a few important home maintenance items:
- Clean out gutters and downspouts
- Make sure water drains away from the foundation
- Service your HVAC system before summer
- Inspection exterior for cracks or gaps

These are all areas we look at during a home inspection, and staying ahead of them can help prevent bigger issues down the road.

A little maintenance now can save a lot later!

Home Inspection Tip 🏠

Found this in a crawlspace recently 👇🏻

One of the most common issues we see in Arkansas homes is moisture in crawlspaces.

This photo shows efflorescence - a white, powdery residue left behind when moisture moves through concrete or masonry. While it may not seem like a big deal at first, it’s a clear sign that water is present.

Over time, excess moisture in a crawlspace can lead to:
- Wood rot
- Microbial growth
- Poor air quality inside the home
- Structural concerns

During an inspection, we check for moisture intrusion, drainage issues, v***r barriers, and overall crawlspace conditions.

If you’re buying or selling a home in the River Valley, NWA or Eastern OK, a thorough inspection can help identify these issues early.

Have questions about what you’re seeing here? Feel free to reach out anytime!
