This is crazy! How are Cape Coral homeowners supposed to keep affording this?

Here's just ONE real example of what a Cape Coral homeowner is facing:

$32,338.64 in outstanding water, sewer, and irrigation assessment balances.

And look at what this household is paying in assessments alone:

Water, Sewer & Irrigation: $3,734/year

Fire Service: $415.25/year

Solid Waste (City & County): $420.81/year

Stormwater: $156/year

TOTAL: $4,726.06 PER YEAR — $393.84 PER MONTH!

That's nearly $400 every single month in assessments alone!

And guess what? That DOES NOT include property taxes, homeowners insurance, mortgage payments, or actual monthly water, sewer, and irrigation usage!

As a Realtor, I see another serious concern. Imagine trying to sell your home when a buyer discovers there's an additional $32,000+ outstanding utility assessment attached to the property, along with these ongoing annual assessments.

Buyers have budgets. Lenders have qualifying guidelines. Every additional expense affects affordability, purchasing power, and potentially what a buyer is willing or able to pay for a home.

And it's getting WORSE!

The latest proposed North 3 utility assessments are even higher than North 1 East, with estimates of approximately $35,264 east of Burnt Store Road and $41,029 west of Burnt Store Road! And those amounts don't include all the additional costs of connecting to the utilities.

I understand that infrastructure improvements are necessary. But where is the balance between improving our city and keeping homeownership affordable?

What about retirees living on fixed incomes? Young families trying to purchase their first home? Longtime residents who simply want to remain in the homes they've worked so hard for?

Nearly $400 a month in assessments BEFORE property taxes, insurance, and utility usage. Think about that!

Something HAS to change. How much more can homeowners realistically afford?
