Buying your home was magical. Remember how you played the process like a champ, beat out all those other buyers, and came out on top. Yeah, we see you. Know what else is magical? This week’s for National Homeownership Month.

Forget all those smelly, expensive, and harsh cleaning chemicals. All you need to magically clean your home is a little baking soda and vinegar, and you’re ready to cast a clean home spell. Use the two to:

1. Clean your disposal.
2. Remove residue on pots and pans.
3. Deodorize the fridge.
4. Remove coffee and tea stains on mugs.
5. Brighten laundry (baking soda) and remove odors (vinegar).
6. Scrub bathroom counters, tile, toilets, and grout.
7. Loosen mineral buildup on a shower head.
8. Remove pet stains on carpet.
9. Clean the grill.
10. Kill pesky weeds.

Oh, I love it when I'm asked this question—especially in this market! So sellers, grab a pen and paper, your smartphone, or just your noggin, and let’s crunch some numbers.

Take your selling price and subtract:

1. Mortgage payoff amount (Heads up! This isn’t the same as your last statement balance.)
2. Real estate commissions (Typically 6%; 3% for buyers' agent and 3% for your agent.)
3. Costs to stage and prep your home (Budget 1% of selling price.)
4. Seller concessions (Costs you agree to pay to help close a deal; usually 1.5-2% of selling price.)
5. Moving expenses (Plan for 1% of selling price.)

All said and done, seller expenses average 10% of the selling price. If that sounds high, don’t fret! In this market, home prices are up close to 10% — and that's after a 19% jump in 2021! Ready to talk comps and listing your home? DM me.

How can you find the right home without compromising on your budget? Want to know my take on it? Well, here it is.

First, let go of the idea that the perfect home exists. Instead, focus on finding a home that ticks most of your boxes and has the potential to grow with you in the coming years.

Secondly, here's a tip for you: prioritize your must-haves and make a list. This way, you can focus on what's important and avoid getting sidetracked by non-essentials.

Must-haves might include things like:

A sufficient number of bedrooms and bathrooms
Adequate square footage
Safe neighborhood
Good school district
Reasonable commute to work or school
Access to public transportation
Outdoor space, such as a yard or balcony
Parking availability
Move-in ready condition

Wants are features like:

Updated kitchen and bathrooms
Open floor plan
Additional living spaces, such as a den or bonus room
Walk-in closets
Energy-efficient appliances or features
Smart home technology
Pool or other recreational amenities
Home office space
Architectural features, such as vaulted ceilings or bay windows

But the BIGGEST thing I want you to take away is this: don't be afraid to think outside the box.

Remember, it's okay to look at homes that might need some work to hit your list of must-haves. But with a little creativity, you may just be able to transform it into your dream home over time.

Have you ever wondered what it's like for a real estate agent to buy their own house?

As someone who guides clients through the home-buying process for a living, I thought I knew exactly what to expect when it was my turn to buy. However, the experience taught me a few things that took me by surprise.

Here are a few things I took away from the experience:

• Emotional Investment: Even as a real estate professional, I felt the same anticipation and nervousness my clients often describe to me. Buying a home is an emotional journey, no matter how many transactions you've handled.
• The Importance of Home Inspections: I realized the vital role of a thorough home inspection when an issue was found in my soon-to-be home, one that I'd overlooked during my initial walkthroughs. It reminded me that no detail is too small when it comes to such a significant investment.
• The Value of a Second Opinion: Despite my expertise, I found it beneficial to have a trusted colleague represent me. This provided an additional layer of scrutiny and removed the emotional bias I had for the property.
• Personal Preferences vs. Market Trends: I found myself torn between choosing features I personally enjoyed versus what the market might favor for resale. This balancing act is something every homeowner should consider.

No matter the time of year, current interest rates, or opinions of others, only you can decide if a move is what you need.
