We’re down compared to this time last year, and we already had a housing shortage back then.

But, good news is on the horizon!

Construction is up and expected to ease the strain on demand by 2023 🏘️🔨

In May 2021, 5.8 million existing single-family homes were sold in the U.S. That’s a 45% increase over the 4 million homes sold in May 2020! 😮

But thanks to rising prices and a shortage of available properties, May 2021 was also the fourth straight month so see a decline in home sales 📉

Experts predict total home sales to finish 3.8% over last year, but forecast a slight decline of 2.2% sales volume in 2022 🔮

National and State housing statistics are due to be released any day now. Here is what's happening in our area this month compared to March 2021. Fort Myers saw a 9% decrease in the number of new listings and a 6% decrease in number of sales driving the median sales price up 8% to $265,000, the highest since January 2017. Cape Coral had a 12% jump in the number of sales and a 5% decrease in new listings resulting in a 1 month loss of inventory and a median sales price of $313,000. Lehigh Acres saw a modest 2% increase in number of sales along with a 2% jump in median sales price and North Fort Myers had a 9% increase in the number of sales and the median sales price broke the $200,000 level for the second time in the last 4 years.
