What are homes actually selling for in Aventura and across Miami-Dade County?

Not what they’re listed for.
What buyers are actually paying.

When you look at recent sales in Aventura, Presidential Estates, and nearby coastal communities, you start to see how much pricing strategy really matters.

-Some homes sell under asking.
-Some sell at asking price.
-A few still create strong demand.

-And while some sell in 10 days, others take 6 months..

Here are a few recent Aventura & Miami examples:
