Some homes are beautiful. Others make you feel something. 🤎

I’ve always had a soft spot for homes with a little history and a lot of character. The vintage pieces, the warm textures, the little imperfections that somehow make everything feel just right.

To me, a beautiful home isn’t about having everything new or perfectly styled. It’s about the memories made, the pieces collected along the way, and that feeling you get when you walk in and just know you’re home.

Because sometimes, the things that never go out of style are the ones with the best stories to tell. ✨

Seeing $20B+ in Florida production is exciting, but what I find more interesting is what that kind of activity can tell you about the market in real time.

When you’re around enough transactions, you start to notice the things buyers and sellers don’t always see right away : where pricing is actually holding, where buyers are negotiating harder, which upgrades are influencing decisions, and when a home is sitting because of price versus presentation.

That’s the part of real estate I genuinely love. There’s always more to learn, and the market is constantly giving you clues if you pay attention.

For my clients, that means I’m not just looking at a list price or a Zestimate. I’m looking at the full picture: recent sales, competition, condition, timing, buyer behavior, and what’s actually happening around the property right now.

Just Leased in Promenade at Tradition ✨

One of the things I like about Port St. Lucie is how different one pocket can feel from the next.

Tradition has its own rhythm: newer communities, golf-cart-friendly pockets, restaurants and everyday conveniences close by, and a lot more variety than people expect when they first start looking here.

That variety is also why I tell people not to choose a home from the photos alone. Two properties at the same price can offer completely different lifestyles once you factor in the community, location, amenities, traffic patterns, and what your day-to-day will actually feel like.

That’s true whether you’re renting for a year, buying your next home, or deciding how to list one you already own.

Luxury real estate is not moving in lockstep with the broader housing market.

Higher rates have cooled activity across many price points, but at the top of the market, demand is being shaped by a different set of forces: scarcity, global wealth, cash liquidity, and the enduring appeal of truly exceptional properties.

Luxury is holding up because the buyers driving that segment are less dependent on financing and more influenced by wealth, liquidity, tax considerations, lifestyle migration, and the limited supply of truly irreplaceable properties.

In Florida, that effect is even stronger. High-net-worth buyers continue to move capital into the state, while waterfront, newer construction, privacy, and prime locations remain finite. When demand is concentrated on assets that cannot easily be recreated, pricing can stay firm even while the broader market slows.
