Major news out of Brickell Key — Swire has officially broken ground on The Residences at Mandarin Oriental, Miami.

This is a defining moment for one of the most anticipated projects in the city. The development will be home to Mandarin Oriental's North American flagship hotel and private residences, on a private island with water on every side and the city a short bridge away.

And the demand has been extraordinary. More than $1.7 billion in homes have already sold ahead of groundbreaking, including over $620 million in 2026 alone. The South Tower is now 80% sold, and the North Tower has reached 25% sold since its gallery opened in May.

Here's what that tells you: the world's most discerning buyers moved on this before construction even began. That kind of conviction is rare, and it speaks to exactly what this address represents — Mandarin Oriental's legendary service, an unmatched island setting, and views across Biscayne Bay, the ocean, and the Miami skyline.
