HOT OFF THE PRESS: Today the Fed raised interest rates again in their ongoing effort to combat inflation. Rates are going to continue to increase for the foreseeable future as the job market and consumer demand have remained strong despite the interest rate hikes.
Housing demand however has slowed, and this plays in a buyer's favor especially if they had been outbid or pushed aside in the past couple of years due to the housing demand "craziness" we went through during the pandemic.

It’s the sixth hike this year, but the Fed softened its position on future increases. Adjustable-rate mortgages will go up and 30-year loans will likely follow.

Lates official info from Florida Realtors for the month of August 2022 shows the real estate market in our area is stabilizing. Even though New Listings and Pending Sales are down compared to a year ago, Active Inventory is significantly higher meaning buyers have more options and less competition. We are still however on a seller's market (less than 6 month housing supply) so don't expect sellers to make big consessions. Median sale price has continued to go up... remember, a recession does not mean home value depreciation.

Florida Realtors just released official numbers for the month of February 2022. South Florida is still one of the hottest Real Estate Markets in the nation. The median sale price for a single family home ($530k) is up almost 20% from a year ago. The Condo market is also up 22% from a year ago with a median sale price of $300k. 
Prices are not cooling any time soon.
