With 25,100 units in the pipeline along Federal Highway, the city is poised for significant growth in the years ahead.

Keith noted that demand, particularly for affordable and workforce housing, will steadily absorb these units as they are completed and available to rent. As a leading land-use attorney, he remains a trusted voice on the policies moving South Florida forward and sees Hollywood's plan as a deliberate investment in the region's future.

Government Law Group Co-Founding Partner Keith Poliakoff was recently featured in both Law360 and the South Florida Business Journal discussing key updates to Florida’s Live Local Act. Keith explained how recent amendments expand opportunities to develop attainable housing, including on underutilized public and faith-based properties, while creating a more consistent statewide framework that helps overcome local zoning barriers.

He also noted that changes such as ad valorem tax exemptions vesting at the permit stage provide earlier certainty for lenders, an important step in making workforce housing projects financially feasible. While these updates are expected to accelerate public-private collaboration and increase housing supply, Keith emphasized that “numerous open issues” remain and will likely require further refinement in future legislative sessions.
