It’s almost never the house. It’s the price - and more specifically, a price built off comps instead of buyers.
Comps tell you what buyers paid last month. They don’t tell you what buyers are thinking today.
So before I price a home, 1 make calls. I ask the agents actively working buyers in your range what they’re hearing this week - what their buyers toured and passed on, and why.
That intelligence doesn’t live in any report. It only lives in conversations.
Comps are where pricing starts. Buyer intelligence is what makes it accurate.

A card went out to American River Canyon this week with “Neighborhood” missing a letter on the front. Fifteen hundred homes.

If you got the card, did you catch it?

That piece was never supposed to mail. I found the error before the print run, killed the order, and had the hold confirmed in writing. It went out regardless — because I never asked to see the final proof of what was actually loading onto the press.

I could stay quiet and hope nobody noticed. Somebody always notices. I’d rather you hear it from me.

So here’s what changed the same day I found out: nothing with my name on it prints until I’ve seen the actual file, not a promise about the file. A written confirmation tells you what a vendor intends to do. A proof shows you what’s going out the door. I’d been treating those as the same control. They aren’t.

That distinction is the whole job. Things go wrong in every transaction — appraisals, disclosures, deadlines, lenders. What you’re hiring someone for is how fast they catch it, say it out loud, and close the gap so it can’t happen twice.

If you spotted it before I said a word, you’re exactly who I like working for.

The highest offer on your home is not always the best one. And I’ve watched that difference decide whether a deal actually closes.
Here’s the number that should make every Folsom seller pause: about 5% of accepted contracts never make it to closing at all, and another 14% close late. That’s according to the National Association of REALTORS® Confidence Index.
👀And here’s the part that surprises people — it’s almost never the price that kills those deals. It’s financing, inspections, and appraisals.
Every one of those is a terms issue.
So when offers come in on a listing I represent, I don’t just read you the top number. I call the buyer’s lender myself and find out whether that pre-approval is real or just a pre-qualification. I read every contingency and tell you exactly which doors that buyer can still walk out of. I check whether the closing date actually fits your life, not just the contract.
After 25 years as a full-time REALTOR®, I can tell you: a slightly lower offer with verified financing and clean terms very often nets you more -and costs you a lot less stress - than the biggest number on the table.
