Where are you on the scale? 😂🎃

One pumpkin on the porch is a perfectly good start. But once you have your own place to decorate, it’s easy to add a wreath, a few more pumpkins, and eventually start wondering whether a 12-foot skeleton would fit in the yard.

I love seeing the homes around Fishers that go all in. I also want to know where everyone stores those decorations the rest of the year...

Fishers has officially been named the best place to live in Indiana... according to me. 😉🏆

Okay, technically I’m borrowing that title from some pretty serious rankings. Fishers landed #2 in Indiana on U.S. News’ 2026-2027 Best Places to Live list, and honestly, I can see why.

Start with the Nickel Plate District. You’ve got restaurants, coffee shops, green space, the Nickel Plate Trail and the Fishers Event Center all within the same part of town. Add places like The HC Tavern + Kitchen for dinner, then head outside to enjoy some of the city’s parks and trails.

And then there’s the variety of homes. You can find established neighborhoods with mature trees, newer construction in planned communities, homes near Geist, and options closer to the walkable downtown area. Current listings put Fishers in a range that gives buyers quite a bit to consider, with recent local data showing a median listing price around $459,000.

That mix is what makes Fishers interesting to me as a REALTOR®. The house matters, but so does what’s around it, whether that means being close to the Nickel Plate District, a favorite restaurant, a trail or a neighborhood with a completely different feel.

So yes, I’m handing Fishers the award. I think it earned it. 🏆

If you bought your home with less than 20% down on a conventional loan, you may still be paying private mortgage insurance (PMI) each month.

But did you know it doesn't last forever?

You can generally ask your lender to remove it when your loan balance reaches 80% of your home’s original value. In many cases, it’s removed automatically when the balance is scheduled to reach 78%, as long as you’re current on your payments.

Here's the thing most people don't realize 👉 those milestones are based on what your home was worth when you bought it.

But what if your home, like many homes in Fishers, has gone up in value since then?

You may have enough equity to request PMI removal sooner, even if your loan balance hasn’t reached 80% of the original value yet.

To find out, contact your mortgage company and ask if you can request PMI removal based on your home’s current value. They can tell you whether your loan qualifies and how they would verify the value.

This could potentially save you hundreds of dollars every month! So, be sure to reach out to your lender and find out how it could work for you.

Fall menus are back in Fishers, and suddenly I have a very good excuse to eat my way around town. 🍂☕

This is one of my favorite times of year to try local spots because the seasonal menus give you a reason to order something you might not normally get. A new drink, a cozy dinner, or a sweet treat can turn an ordinary night out into something that feels a little more like fall.

📍 The Roost: The Pumpkin Pie Latte is made with pumpkin spice, maple syrup, steamed milk and a mini marshmallow. If you're already a fan of The Roost for breakfast, this is a pretty good reason to linger a little longer over your coffee.

📍 Mariam Coffee: Their Pumpkin Spice Latte brings cinnamon, nutmeg and clove together for a fall drink with a little more spice than your usual PSL. It's also a fun spot to try if you haven't made it to their Fishers location yet.

📍 Schoolhouse 7 Cafe: The Jack-O-Lantern Latte combines pumpkin spice and white mocha for a sweet October treat. If you want something even cozier, their Toasted Marshmallow Chai is also on the October menu.

Seasonal menus don't stick around forever, so save this reel and make a plan for your next night out, coffee run or afternoon treat.

Everyone has a style they're drawn to, and in Fishers, the decade a home was built can say a lot about where it's located, what it looks like, and the features you'll find inside.

Every industry has its own language... and real estate listings might be the most creative of all 😂

After reading more listing descriptions than I can count, I've gotten pretty good at reading between the lines. And most of these aren't bad at all! A "cozy" home can be the perfect fit, and "needs TLC" can be a great opportunity if you're up for a few projects.

The key is knowing what you're walking into before you fall in love with the photos!

The season doesn't officially start in Fishers until you've done this. 🍂

A fall trip to Fishers AgriPark has become one of those local traditions that just feels like part of the season. The 33-acre urban farm sits at 11171 Florida Road, and every fall, it turns into a full-on celebration of the season with pumpkins, farm animals, seasonal activities and plenty of space to actually slow down and enjoy a fall afternoon.

The annual Fall Festival was back October 3–4 this year, with a scarecrow trail, campfires, animal encounters, crafts, live music and food trucks. Even outside the festival, the AgriPark is open through October for regular visits, so you can still stop by and enjoy the farm as part of your fall plans.

And honestly, that is what makes it worth putting on your fall list. It feels very Fishers, while still giving you that little escape from the everyday.

One practical tip: check the calendar before you go. The AgriPark has several October closure dates around the Fall Festival and campout weekends, so a quick check can save you a wasted trip.
