AMELIA ISLAND / NASSAU COUNTY MARKET UPDATE (Dec 2025)
This market is still active—but it’s more disciplined.
Inventory is up and buyers have more choices, which means pricing and presentation matter more than ever. Homes that are dialed-in and correctly priced are still moving. Homes that are overpriced or need work without being adjusted accordingly are sitting and getting negotiated.
We’re also seeing fewer cash deals and a wider spread between the median and average sale price, which tells me the market is split: well-positioned homes (especially higher quality properties) are holding up, while average homes are getting more pushback.
Bottom line: if you’re a discriminating buyer, this is a smarter environment to negotiate. If you’re a homeowner, the window is still good—but strategy matters.
