I’m so excited for the Beluga family, who are officially PENDING on another home purchase! I’ve had the privilege of helping this wonderful family through several real estate transactions over the years, and it means so much to be the person they turn to again and again.

Rating my habits as a Realtor… and honestly, most of them are staying. 😂 10/10. No notes. (Well, maybe a few!)

Some of these habits are non-negotiable for me. Keeping my clients informed, paying attention to the details, being honest even when the conversation is tough, and always putting their best interests first. Those little things matter, and I’ll stand by them every time.

The rest? I’m always learning, growing, and finding ways to do better. After all, there’s always room to improve when you care about doing right by the people who trust you.

That’s why your home's curb appeal matters, especially as we head into the colder months when everything outside isn’t quite as green, bright, and naturally beautiful.

Some quick tips:

Realtor.com named September 27–October 3 the “best week” of 2026 to buy a house. 🙃

But the buyer-friendly conditions didn’t magically disappear on October 4th. Especially when you factor in something national data can’t fully measure: seller motivation.

A home that’s been sitting since summer may have a seller who’s much more willing to negotiate on price, terms, or concessions.

September brought some noticeable changes to the Greater Puget Sound housing market!

🏡 King County: Active listings climbed to 8,058, compared to 6,146 last September, while the median sales price held steady at $850,000. Closed sales and pending transactions both declined year over year, giving buyers more options and a little more breathing room.

🏡 Pierce County: Active listings increased to 3,269, up from 2,689 last year. Meanwhile, the median sales price rose to $575,000, compared to $560,000 in September 2025. Like King County, pending and closed sales slowed.

What does this mean for you? Buyers have more homes to explore and potentially more negotiating opportunities. For sellers, thoughtful pricing, preparation, and strong marketing are especially important in a market with more competition.

Some closings just mean a little extra, and this is definitely one of them!

A HUGE congratulations to Kelly and Philip on purchasing their very FIRST home! 🎉

These two made their way back to Washington to be closer to family, and what makes this story so special is that I've had the privilege of helping their family with multiple moves over the years.

Getting to welcome another generation home and be part of such an exciting milestone is one of those full-circle moments that reminds me exactly why I love what I do.

Pumpkin season has officially arrived in the PNW. 🎃🍂
