Active to Closed in 26 days, plus $123,000 above asking! 26 days includes a full 5 days on the market for tours, open houses, pre-inspections, lender calls and negotiations - prior to going pending, so the sellers could select the very best terms for their needs. Our clients trusted the process and it earned them generous committed buyers who gave them a quick closing, plus an extra month of free rent, to be able to move out with less stress!

When I share my unique property marketing strategy, I’ve had people push back and say what if they just want to be done with it to close as fast as possible and go pending in one day, or to take that first high cash offer and walk away. This was such a wonderful listing and ideal clients. They trusted my unique process and the results are beyond expectations. Over $115K above asking, a quick close date with a FREE month lease back so they do not have to rush moving, $50,000 above appraisal if it comes in lower than the offer, no inspection. My only wish is I had more homes for all of the lovely buyers I met. The highest top two offers toured during my open house and both came back twice. I was really able to spend time with them and show off all the upgrades and great features. In this market you will get high offers in one day, but you might not truly get the best offers. I'm so thankful my sellers trusted me to take the time to show the home, negotiate terms, call lenders and really work for them to get all the features in an offer that made their transition the easiest!! On average homes in this neighborhood are listed and selling for $525,000. We believed our seller’s home had features that increased the value above the typical price. The sellers trusted our price valuation and our marketing strategy. This resulted in a final price of $590,000!

It is nice to share a success story, but this one is a bit bittersweet.

I always greatly appreciate when friends trust me with their important real estate goals. I could tell you all the wonderful features of this adorable country rambler with a large, detached shop. But I’d rather tell you more… when the owners found a perfect property, closer to family, they knew it was time to move on.

Leaving your home, full of memories and wonderful moments, is not an easy choice. Not only did they care for the property that provided for them, but they wanted to make sure it would continue to provide for those they care for. Their dear friends were building their mountain dream home and could use a place until then, and their boss and friend needed hard to find land and shop space. So, they patiently waited to make sure it all aligned for everyone. They were kind and fun to work with, even while packing for a large move and welcoming their new baby boy. Their integrity and values were apparent at every step. You do not meet people like this often and I’m so lucky to be part of helping make sure everyone got the best experience possible. While I’m truly grateful this versatile North Bend property will still be a place for bonfires, shop projects and BBQs, it won’t ever feel quite the same. May these new chapters never be our ending, may they be opportunities for our new stories to begin. Montana you have a piece of our heart now!

I know I have been a bit quieter about real estate lately, the reason is my niche at the moment is off-market deals like this. Helping the sellers and the buyers through unique transactions because I truly value a win-win strategy. SOLD!!!

This success story isn’t the typical fairytale, but it still has a very happy ending. The sellers had thought about listing for a few years. Closely watching the market and the value of their home increase. When they saw the value reach what they needed to help them take the next step, we listed their home. They spent months getting it ready. They took each challenge in stride, in a year that gave us many. Working late shifts, caring for family members and still finding time to make their home better and better. Knowing the work would pay off, until one day the perfect buyers found their home. The new family had a very strong above asking offer, they too were motivated and could see all of the potential. But they needed to sell their current home first. The sellers were not in a rush and were able to accept this high offer and wait for the buyers to sale their other property. Not something many sellers are willing to wait for in today's market. This gave the buyers the opportunity to get a large home with a beautiful yard in a neighborhood with great schools. Were there were there unique challenges, yes – did they close for above asking – YES! Now they can enjoy the fruits of their labor and the new owners plan to make the property even better. Today’s Success Story started a year ago, when I helped their son’s family purchase a home, that they love so much, they call it their forever home. A month ago a dear friend reached out to ask me to help her in-laws move closer, to see their grandchildren grow and be near both of their sons’ families. It was a big move after 35+ years, not one to rush.

Many options presented themselves, but one checked all of the boxes. With thoughtful negotiations they were able to get a value that will allow them to transition into their new home with peace of mind. For the first time in many years, they will live in the same area and no longer travel long distances to visit.
