Insurers and buyers are paying closer attention to roof age these days, and depending on your policy, that can mean the difference between Replacement Cost Value (full replacement at today's prices) or Actual Cash Value (replacement cost minus depreciation) if something happens. A roof can look fine and still raise a flag with an insurer — the only way to know for sure is to have it actually looked at.
