Ok FB True story… so yesterday.. yes 04.01.2024… I’m sitting at my desk and my client calls me with her feathers all in a cufuffle . Oh Ms. Rose the house is pending. I’m like who told you that I have not received any notification that the sellers went with another offer. Plus I’ve been checking the email and nothing. We submitted our offer on Friday and there was an open house that Sunday. So I’m anticipating the sellers making a decision after Sunday.

I said again who told you that lesson one.
My clients went to the open house and I didn’t know( it’s Easter Sunday) they did not want to disturb me. Caveat I’m always available or we gonna figure something out.
My client was approached by the host agent to look around and if you have questions please ask.

I asked my client did that person ask you were working with an agent. My client said no. My client was asked to sign in( lead capture) with name,nbr, and email. I asked did the sign in sheet ask were you working with an agent. She said again, no.

The host sends my client that stated regrettably the house has gone pending; however I will more than happy to show another property. Just let them know.
This the triggering the panic call.

So I reach out to the listing agent and ask about the listing was it pending. The listing agent said yes the sellers went with your offer.

I had to stop and pause. We started laughing. The host agent told her it was pending but did not it was her offer.

So the moral to the story.. please forewarn your clients
When they attend these open houses and you have buyer agency at hand. The client could have refused to sign in because they have an agent.

The host agent could have done her due diligence to ask if they are working with an agent. Thats just common courtesy and not going behind the sign.

Last but not least. Be patient.
Do not be anxious for anything.. you know the rest.

Congratulations to my client on having their offer accepted and they are 1st time home buyers.

It's amazing the year is coming to an end. Ellimarr Realty Group has been busy and we grew this year. I had the honor and privilege by welcoming two agents to partner with me Sharon Brown and Debra Dantzler.

I remember all too well when I first became licensed I was so new and green. I had to figure it out and while I had the support of my broker..sometimes our schedules did not always mesh. She was rocking and rolling managing multiple businesses. I appreciate the opportunity that was afforded me when I first got started. Time to grown and expand with each move. I remember saying to myself if I am ever a broker in charge I want to do some things different. I felt and believed that agents will thrive with experiences. This past year I shared all my leads with my agents..let me step back..so they can step forward with experience and confidence. As this year winds up one of my agents Sharon Brown hit the ground running after retiring from her career of 37 years. I would pass leads to her and it was up to her to establish contact and cultivate that client. There was success and loss. The main thing is for her to have the experience and the take away.

Today, Sharon Brown closed her first buyer client. It was not without its challenges. There were times when the transaction just did not look promising. However, everything was a learning experience and we really learned alot about condo sales in this area. Honestly, that should be a CE class. After multiple conversations and extensions with the seller and buyer. The details are not really necessary to lay out here but I was so proud of the way Sharon handled conflict, always maintained open and transparent communication between all parties and if she did not know she worked tirelessly to get a resolve. Congratulations Sharon on a job well done. It only gets better from here. Looking forward to 2024.

The Year in Review...As we approach the end to 2022..I thought I would recap in a video what my first year in real estate encompassed. (I Do Not own the Rights to this track..It's provided my CANVA; nor am I an expert at CANVA..but I'm trying)
To God Be the Glory..after 4 Hospitalizations Feb-Pneumonia July low bloods counts- September-2 back to Sickle Cell Pain Crisis and a bout of COVID in October-shut down for 15 days...I managed to close and/or secure over 1.5 Million in sales volume..I want to thank everyone that was apart of the journey..some stuck with me and some moved on...however thru it all I finished strong in spite of my shortcomings. If that was 2022...I can't wait to see what 2023 will unfold.
