After 24 years and 700+ closed transactions, here is what I have learned about why appraisals fail.
It almost always comes down to one of three things. Poor comp selection by an appraiser unfamiliar with the area. Property condition issues that were never addressed before listing. Or missing permits that nobody knew were a problem until it was too late.
