Cranbrook Art Museum is free every Thursday, and it stays open until 8 p.m. A lot of people who’ve lived in Oakland County for years don’t know that.

It’s one of the details in a new guide I put together on where to see art around here this fall and through the holidays.

A few dates worth saving:

Paint Creek Center for the Arts in Rochester opens its Holiday Art Market with a free reception on Friday, Nov. 13.

The Royal Oak Market: Art Fair Edition brings 60 juried artists to the Royal Oak Farmers Market on Nov. 19 and 20.

The Birmingham Bloomfield Art Center Holiday Shop runs Dec. 3 through 19, with work from more than 200 artists.

Closer to my office, Farmington Hills City Hall has rotating exhibits and a public art collection, and most of the pieces are for sale. The Northville Art House is worth a stop too.

The full guide has hours, prices and a sample fall weekend. Link in the first comment. 🎨

That oversized key moment never gets old.

Lower rates are changing the math for a lot of buyers across Oakland County this fall, and I'm seeing it firsthand. Monthly payments that felt out of reach a few months ago are starting to make sense again, which means more families in Farmington Hills, West Bloomfield, and Northville are getting serious about their search. Whether you're browsing Farmington Hills homes for sale for the first time or you've been waiting on the sidelines for the right moment, this shift is worth paying attention to.

After 24+ years helping buyers and sellers, I know timing matters, but preparation matters more. As the best real estate agent Oakland County Michigan clients count on for straight answers, I'll run the numbers with you, compare neighborhoods, and build a plan around your budget and goals.

✔ Free consultation to review what lower rates mean for you
✔ Instant home valuation if you're thinking of selling
✔ Local insight on pricing, street by street

Curious what these new rates could do for your buying power? Reach out through my website and let's talk it through.

Bought a home in Oakland County this year? Don’t miss November 1. 🏡

Michigan’s principal residence exemption, often called the homestead exemption, removes your home from up to 18 mills of local school operating tax. On a home with a $200,000 taxable value, that’s up to $3,600 a year, depending on your community’s millage.

Many closings include the form in the closing package, but it doesn’t always reach the assessor. A lot of new owners don’t find out until the tax bill arrives.

Here’s how to check in two minutes:
✅ Look for the PRE percentage on your tax bill. 100% means you’re covered.
✅ Shows 0% or no bill yet? Check your city or township’s assessing records online.
✅ Not on file? Send Form 2368 to your city or township assessor (not the county or state) before November 1.

Michigan Treasury also started auditing exemptions in April, so make sure your information is accurate.

I put together a full step-by-step guide covering rentals, second homes, selling one home while buying another, and what to do if you missed a past deadline. Link in the first comment 👇

Yes, I brought a puppet to a listing presentation—and it worked.

The “perfect time” to sell rarely shows up on a calendar. It happens when your equity, plans, and local market align. Right now in Oakland County, fall sellers are seeing serious buyers, less competition than spring, and well-priced homes still moving fast. In Farmington Hills, West Bloomfield, and Northville, I track the market street by street—so my advice is based on your neighborhood, not broad averages.

After 24+ years and 700+ closings, I’ve learned clear info beats guesswork. I’ll provide a free home valuation and comparative market analysis so you know exactly where you stand.

• Free, personalized valuation based on nearby recent sales
• Pro staging, photography, and video
• Targeted marketing on MLS, Zillow, Realtor.com, and social

That online home value estimate you just checked might not be telling the whole story!

It's great for a quick look, but these automated tools don't account for your home's unique upgrades, condition, or the current local demand.

A buyer told me last week they’re holding off until prices crash. So I ran the numbers for Oakland County.

To offset today’s mortgage rates, Oakland County home prices would need to fall about 27%. In Farmington Hills it would take about 31%. For comparison, prices fell about 27.5% nationally during the 2008 housing crash.

That kind of drop isn’t what the data shows. Homeowners are sitting on record equity, and Oakland County has only about 2.4 months of homes for sale. Prices are still rising, just more slowly.

What’s more likely to help is rates. On a $400,000 home with 20% down, a one-point drop saves about $275 a month. Getting the same savings through price would take about $60,000 off the home.

I put together a full guide with a payment table and a look at what waiting a year really costs. The link is in the comments.
