For example, luxury homes in the Philadelphia region had a median of just 6 days on the market in Q2 2026, compared with 11 days for homes overall.

What’s driving the trend? Many luxury buyers are less dependent on mortgages, while limited inventory can create more competition for well-priced, high-quality properties.

There are more new builds on the market than usual. Now, this doesn’t mean builders are overbuilding. But it does mean they're motivated to sell their current inventory before they build more – and that’s good for buyers like you.

It’s why the majority are offering incentives like rate buydowns, closing cost credits, and free upgrades. And roughly one-third are even cutting prices.

Repeat buyers, you’ve got a big leg up on your next move.

It’s your equity, the difference between what your house is worth and what you still owe on your mortgage. Sell, and that equity turns into cash you can roll right into your next down payment.

That’s how a lot of repeat buyers put down 20% or more. But why do they, especially when they don’t necessarily have to?

Because putting more down saves you money in the long run. A bigger down payment means a smaller loan, so your monthly payment is lower and you’re paying less interest over time.

You can also skip private mortgage insurance, or PMI, which is an additional monthly fee required for loans with less than 20% down.

Renting vs. Buying: There’s No One-Size-Fits-All Answer

Is buying always better than renting?

Not necessarily. 🏡

The right choice depends heavily on where you live and your personal financial situation. In some affordable markets, buying may make financial sense relatively quickly. But in expensive markets, high home prices and ownership costs can make renting financially competitive for many years.

For buyers, the potential benefits of homeownership include building equity, possible appreciation, and having greater control over your living space. But buyers also take on responsibilities that renters generally don't—including repairs, maintenance, property taxes, insurance, and the risk of changes in property values.

Renters may have less responsibility for property maintenance and greater flexibility, but they don't build home equity through their monthly rent payments.

So before making the decision, consider more than just today's market.

Ask yourself:
How long will I stay?
What can I comfortably afford?
What are the total costs of owning?
What could I do with my savings if I rent?

The smartest housing decision is the one that fits your financial goals—not simply the one everyone else tells you to make.
