Market Update Winter 2023

The Sacramento real estate market has been on a steady upward trend in the last three months of 2022. Even though the market hasn't been as busy as it was during the first half of 2022, there have still been a lot of sales, with multiple offers and sales above the asking price.

The demand for single-family homes has been particularly strong, with many buyers looking for spacious homes with yards in the suburbs. This has led to a shortage of inventory in some areas, driving up prices and making it more difficult for buyers looking for their next home and investors looking for rental properties.

Condos and townhouses have also seen strong demand, particularly in our midtown areas. Midtown has seen a surge in development in recent years. Many of the condos are popular with first-time buyers. Many state workers may choose to live in these condos, as the convenient commute makes them ideal.

The median sold price of a home had risen 1.8% year on year as of December 2022, with a sold price of $430,000. This is good news for sellers, but buyers may face challenges in finding a home that meets their needs and budget.
