He went to the pumpkin patch looking for just ONE perfect pumpkin.

One.

Somehow, that turned into a wagon full of pumpkins, three possible favorites, and one that might actually be bigger than he is! 😂

That's the thing about fall. Between pumpkin patches, apple c***r, colorful leaves, and all the little traditions we look forward to, it's easy to get carried away.

But isn't that part of the fun? 🍂❤️

The air gets a little cooler, the leaves start changing, and suddenly sitting outside around a fire feels like the perfect way to end the day.

A cozy blanket, a warm drink, a few good friends, and conversations that last long after the sun goes down. 🔥

Sometimes it's not about having the biggest backyard or the fanciest patio. It's about having a place where you can slow down, relax, and enjoy the little things.

🍁🚗 Weekend Time! Leaf Peeper Weekend!

Fall has a way of turning an ordinary drive into something spectacular!

The trees are starting to show off their beautiful reds, oranges, and yellows, and there's no better excuse to grab a coffee, hop in the car, and see where the road takes you. 🍂☕

One of the best things about living in North Jersey is that we don't have to travel far to enjoy some beautiful fall scenery. And if that drive happens to include a stop for apple c***r donuts, even better! 😂🍎

Whether you're heading into the mountains, exploring a small town, or just taking the scenic route home, sometimes the journey really is the best part.

🐧🍂 Apparently, Waddles wasn't ready.

He stepped outside this morning and had just one question:
“Okay… who turned off summer?” 😂

The flip-flops may be disappearing, the mornings are getting cooler, and suddenly that first cup of something warm tastes just a little bit better. ☕🍁

Waddles has decided there's only one solution: embrace it.
Cozy scarf? ✔️
Warm drink? ✔️
Beautiful fall morning? ✔️
Still slightly offended that summer left? Absolutely. 😂

"The house down the street is listed for $800,000, so mine must be worth at least that much."

Maybe. But maybe not.

One of the biggest misconceptions about home value is that a neighbor's asking price tells you what your home is worth.

What matters more is what comparable homes have actually sold for-and even then, we need to look closer.

Square footage. Condition. Updates. Lot size. Location within the neighborhood. Bedrooms and bathrooms. Garages, basements, additions and dozens of other details can affect what buyers are willing to pay.

And sometimes two homes just a few doors apart aren't as comparable as they appear.

That's why determining market value isn't about plugging an address into an online calculator or looking at the highest-priced house in the neighborhood.

It's about understanding the local market and the individual property.

October is here—and that means it's officially time for all the things that make fall weekends so much fun! 🍎🎃

Apple picking, pumpkin patches, c***r donuts, farmers markets, scenic drives, decorating the porch…or maybe just enjoying that first weekend when the air finally starts to feel like fall.

There's only one problem: trying to fit it all in! 😂

🐧☀️ Waddles checked the calendar. Then he checked the weather.
October 2nd… and 80 degrees?!
Apparently, Mother Nature isn't quite ready for sweater weather either. 😂

So while the pumpkins are out and the leaves are starting to fall, Waddles has decided there's no reason to rush things. The sunglasses are staying on, the cold drink is staying in his hand, and he's squeezing in one more little taste of summer. ☀️🍂

Because sometimes you just have to enjoy the day you're given—even when the calendar and the thermometer clearly aren't speaking to each other!

Waddles had a plan: rake the leaves into one nice, neat pile.

Then he looked at the pile.

And made a different plan. 😂

Sometimes you just have to forget about the chores for a minute and jump in the leaves!

Fall is starting to show up, and Waddles is more than ready for cooler days, changing leaves and all the little things that make this season so much fun. 🍁

🏈 Football season is back… and suddenly the most important room in the house might be the one with the biggest TV. 😄
