As someone who’s spent two decades guiding clients through the Evanston and Chicago real estate markets, I keep a close watch on the economic trends that shape our housing landscape. Lately, there’s been talk about the cooling labor market and what it might mean for mortgage rates. Current labor data tells us job growth is slowing, with only a slight dip in unemployment—largely because fewer people are participating in the workforce. Inflation, meanwhile, is showing some staying power and could linger through 2026. The Fed continues to target that ever-elusive 2% inflation rate, and with ongoing geopolitical and AI-related risks, a rate hike in early 2027 isn’t off the table. For those considering buying or selling a home in the next few years, understanding these shifts is key to making informed decisions. Record home prices can't hide a surprising affordability gain
It’s not often we see headlines about home affordability improving—especially when prices are at record highs. Yet, the latest data shows that the US housing affordability index has actually climbed to 102.3, thanks to wages outpacing those soaring prices. Mortgage rates have recently eased to 6.49%, which offers a bit more breathing room for buyers. Out West, affordability saw the biggest jump. While new legislation is in place to address housing supply, we all know true relief will unfold over the coming years. After two decades guiding clients through the intricacies of the Evanston and Chicago markets, I know firsthand how quickly the landscape can shift.
