Most buyers want a move-in ready home, and they are willing to overpay for it. But last night, my clients decided to play the smart game—the equity play.

We found a property listed $75,000 lower than the neighborhood comparables. It wasn't perfect. It needed new floors and a fresh coat of paint. Nothing major, just cosmetic.

Here’s how we structured the deal:

They put just 5% down.

We negotiated a $10,000 credit from the seller to cover the new flooring and paint (plus some leftover for backyard upgrades).
