Hello ladies and gentlemen! Andrew Malkoski here with your Denver real estate market update for May 2026.
So, how’s the Denver housing market right now? You may have heard that the Denver real estate market is sluggish. And honestly, it feels that way to a lot of people. It feels that way because we had an active first quarter here in the Denver metro, and it felt like we were poised to have mortgage interest rates come down and stay there for a while. Denver home buyers were feeling very optimistic going into spring.
Then global events had economic impacts that made interest rates volatile — and it felt like buyers pulled back. But here’s the thing: the numbers really reflect a Denver housing market that is meeting the interest rate challenges head-on, and homes are selling today beyond many people’s expectations.
For example, active listing inventory in Denver is down year over year by 8.4%, and pending contracts are up over this time last year by 3.2%. Sold data is tracking basically the same as last year. What does all of this mean for the Denver real estate market? Buyers want to buy — and they have a little less to choose from right now.
The Denver metro is a very resilient real estate market, and it continues to find ways to bring buyers and sellers together — whether you’re in Centennial, Lone Tree, Highlands Ranch, Parker, Greenwood Village, Aurora, or anywhere across the Denver suburbs.
If you are thinking about selling your home in Denver, you need to seriously consider how you are positioning your property with price and terms. Today’s buyers are clearly able to be selective, and they are willing to skip home tours if they feel the price and terms don’t match their needs. However, Denver homes that are marketed with attractive price and terms packages are finding ready and willing buyers — even in this market.
