뉴욕맨하탄 #랄프커피 I recently visited Ralph’s Coffee on Madison Avenue in New York - even on a cold winter day, customers were lined up for coffee.

Globally, many traditional retail stores are being replaced by online shopping. Online retail continues to reshape consumer behavior, and many brick-and-mortar brands are downsizing or closing locations. Yet one category continues to show remarkable resilience: food & beverage, especially coffee shops.

From global brands like Starbucks to New York–born experiential concepts like Ralph’s Coffee from the Ralph Lauren brand, premium coffee spaces remain high-demand destinations. These are not just places to buy a drink - they are social hubs and lifestyle experiences that cannot be replicated online.

Over the past five years, U.S. retail fundamentals have tightened due to historically low new supply. High-quality retail spaces- particularly those tied to food & beverage and experiential brands - continue to see strong leasing demand.

In Manhattan, retail availability has dropped significantly from pandemic highs, driven by food & beverage leasing activity.
The signal is clear: experiential retail — especially food & beverage — will continue to anchor urban retail demand.
Retail is not disappearing. It is transforming.
