Lots of events in the news this week that could move mortgage interest rates. Oscar and I are ready to field your calls....

Starting Tuesday, the JOLTS report will give insight into job openings and turnover, a key indicator of market confidence. Wednesday’s line-up brings the ADP private payroll survey and Q3 GDP estimate, setting the tone for market sentiment before Friday’s payroll numbers. Thursday follows with the Fed’s favored inflation measure—Core PCE—and weekly jobless claims, all eyes on inflation trends. Finally, Friday’s non-farm payroll report will be pivotal for the Fed’s rate outlook. Get ready for potential market shifts!

Lots of people think that they should "avoid probate" and think they need a trust to accomplish that goal. Wrong. For example, did you know that you can designate a beneficiary for any of your Maryland owned vehicles? Beneficiary designations can go a long way toward avoiding (or minimizing) probate. Job growth + the rate cut from a few weeks ago = strong economy = rates probably go up (just my guess tho).
Something to consider if you have an interest rate in the 7's.

I used to get a ton of these "pre-approved" offers for credit cards in the mail. When you apply for a loan, the credit bureaus sell your contact info to spammers who flood our phones, emails, and mailboxes with these solicitations. It can be overwhelming at times.

It wasn't until I started doing mortgages that I learned about https://www.optoutprescreen.com/ where you can opt out of receiving these "pre-screened" offers. You can opt out online in less than a minute. It's totally worth it.

Do you want to donate to a charity when you pass away?

Dying is a great time to give away your money--you certainly don't need it anymore. But if you want to give some (or all) of your money to a charity when you die, you need to have a will.

If you don't have a will, the state of Maryland has one ready for you. It's called intestacy law--and this law dictates where your money and property go when you die. I use the word 'dictate' deliberately. The money has to be dispersed according to what the intestacy law says, which usually means your family, starting with your spouse or children, get your money.

If the "state's will" suits you, fine. You don't need a will. But if you want your money or property to go somewhere else, then you need to say so in your will.

So if you want to give money to your church, or Greenpeace, or the ASPCA, or Donald Trump's super PAC (it's your choice), you need to say so in your will.

The Importance of Life Estate Deeds

A client walks into a title company. Her mother passed away. Her mother owned a house in her name alone. Her mother had a will and left the house to the client in the will. The client asks the title company to transfer the house to her as per the instructions on her mother's will.

Can the title company do this?

Not yet.

The client needs to open an estate for her deceased mother in the county where her mother lived. This means filing the estate paperwork, paying some fees, and the overall hassle of handling the affairs of her mother's estate.

This process is called "probate." Could it have been avoided in this situation?

Yes. Instead of giving the house to her daughter through her will, the mother could have moved the house into a "life estate" and upon the mother's death, the house would have automatically transferred to her daughter. No will necessary. No hassle of opening an estate. No complicated trust instrument. Just a LIFE ESTATE.
