In a Triple Net lease, tenants don’t just pay base rent—they also take on three major property expenses:
• Property taxes
• Insurance
• Maintenance and repairs
That means your “monthly rent” is actually a combination of base rent + operating costs.
Why does this matter?
Because what looks like a lower rent upfront can end up costing more depending on how the property is managed. If taxes increase, repairs come up, or insurance premiums rise—you’re responsible.
Example:
You lease a retail space for $2,500/month… but after taxes, insurance, and maintenance, your actual monthly cost could be $3,200+.
Before signing a commercial lease, it’s critical to understand:
• What expenses are included
• How costs are calculated
• Whether there are caps or limits
• Who controls vendor and repair decisions
NNN leases aren’t bad—they’re just detailed. And those details matter.
If you’re reviewing a commercial lease, make sure you know exactly what you’re agreeing to before you sign.
