If you’ve seen a headline saying the median home price in Arlington Heights is about $476,000, there’s an important piece of context missing.

That number blends two very different markets.

🏡 Houses sold at a median of $588,687 over the past year.

🏢 Condos and townhomes sold at a median of $261,000.

And houses are moving quickly. The median time to contract was just 8 days, with 51% selling above asking price.

That’s why I’m cautious about using one village-wide number to decide what a particular home is worth. Your property type, size, condition, age, and comparable sales matter much more.

Thinking about selling a home in Palatine?

The process involves more than putting up a sign and waiting for offers. A Palatine seller needs to price the home using truly comparable local sales, prepare it for the market, work through attorney review and inspection, schedule the final water meter reading, and understand how Cook County property taxes affect the closing statement.

A few Palatine-specific details are especially important:
• Palatine doesn’t charge a municipal real estate transfer tax.
• The Village asks for about one week’s notice for the final water meter reading.
• Some homes with Palatine mailing addresses are actually located in Rolling Meadows, which does charge a municipal transfer stamp.
• Cook County property taxes are paid a year behind, so sellers usually give the buyer a tax credit at closing.

Palatine is still a seller’s market, but pricing needs to reflect your home’s property type, condition, and location. Detached homes and attached homes are behaving differently, so a town-wide median doesn’t tell you what your particular home is worth.

A few nearby options include:

Palatine or Wheeling?

They’re only about eight miles apart, but they offer two different versions of Northwest Suburban life.

Palatine may feel like the better fit if you want a traditional downtown, frequent Metra service, community events, and easy access to trails and open space.

Wheeling may make more sense if you want your housing budget to go further, drive north toward Lake County for work, or love having a wide variety of restaurants close to home.

The simplest way to describe the difference is this:

Palatine is built around a downtown.

Wheeling is built around a corridor.

Neither community is better for everyone. The right choice depends on your budget, commute, housing needs, and what you’d like everyday life to feel like.

A home’s list price doesn’t just affect what buyers may offer. It can affect whether they see the home at all.

That’s why I look for the next-lowest pricing bridge when the market data supports it.

Here’s a simple example:

A home listed at $510,000 won’t appear for buyers searching up to $500,000.

A home listed at $499,000 will appear in that lower search, but it may miss buyers beginning their search at $500,000.

A home listed at exactly $500,000 can appear in both groups:
• Buyers searching up to $500,000
• Buyers searching from $500,000 and above

That can give the listing more visibility without relying on the old idea that every home should be priced one dollar below a round number.

Of course, the bridge price still needs to make sense. I also consider recent comparable sales, current competition, condition, buyer expectations, and the seller’s goals.

The goal isn’t simply to choose the highest possible list price. It’s to position the home where the right buyers are most likely to find it, see the value, and take action.

Before you start comparing houses, take some time to compare the lifestyle.

Palatine offers a true downtown, Metra access, established neighborhoods, community events, and many different housing styles. But the experience can change quite a bit depending on where you live.

A home near downtown may give you easier access to the train, restaurants, and events. A home farther out may offer a quieter street, more space, or a larger yard.

You’ll also want to look beyond the purchase price. Review the property taxes, confirm the assigned schools, consider the home’s condition, and test the full door-to-door commute.

The right question isn’t only, “Do I like this house?”

It’s also, “Does this location fit the way I want to live?”

Arlington Heights offers:

The best updates before selling are often a lot smaller than homeowners expect.

Fresh neutral paint, refinished hardwood floors, updated lighting, clean caulk, new cabinet hardware, and simple curb appeal improvements can make a home feel brighter, cleaner, and better cared for.

A full kitchen or bathroom renovation may look beautiful, but that doesn’t mean you will recover what you spent.

Thinking about buying or selling in Palatine this year?

The 2026 market is still active, but it is more selective than it was a few years ago.

Home values are up year over year, and well-priced homes are still moving quickly. But buyers are watching the full picture more closely now.

That means they are paying attention to:
• Price
• Property taxes
• Condition
• Updates
• HOA fees
• Monthly payment
• Location
• Market time

One of the biggest things to know about Palatine is that it is not one single market.

Condos, townhomes, and single-family homes can feel very different. In the local MLS snapshot reviewed for the article, attached homes had a median closed price around $266,500, while detached single-family homes were around $500,000.

That is a big difference.

For buyers, preparation matters.
For sellers, pricing and presentation matter.
