Disclosures give you important information about your mortgage. They tell you what costs you should expect and details about your purchase. You’ll get these disclosures at different times throughout the mortgage process. 📑

First, you’ll receive the Loan Estimate within three days of going under contract for your home 🏡. This document helps you understand all the potential costs, including the down payment, loan fees, interest rate, real estate taxes, closing costs and other expenses.

At least three days before you close on the home, you’ll get the Closing Disclosure. This document shows the final cost you’ll incur and the details for purchasing your home, which maybe be different from the initial loan estimates. Make sure to review your closing disclosure with your lender to ensure that there are no discrepancies before you close. 🏡🔑

Think of the Debt-to-Income (DTI) ratio as a way to see how much of your income goes to paying debts. Lenders use it to decide if you can afford a home loan and, in some cases the type of loan you qualify for.

Lenders prefer a DTI ratio below 43%. For example, if you have $1,500 in monthly debt payments and earn $5,000 each month, 30% of your income goes to debt.

A good credit score and a low DTI ratio suggest you can repay a loan without issues. If your DTI is too high, you might not get approved or will likely qualify for a smaller amount.
