El Paso Prices Rise as Listings Thin
El Paso’s real estate market is showing real momentum: active listings are down about 17% from last year, which means there’s less competition for sellers and buyers are finding fewer choices. Fresh listings have also tightened—down roughly 12%—so when a desirable home hits the market, it attracts attention fast. As someone who’s called El Paso home all my life and guided clients through every kind of market for over 26 years, I’ve seen how quickly the right property can go. The median list price has climbed to around $315,000, up 6% year-over-year, even as other markets across the country have softened. Only about 13% of local listings had a price cut, so sellers aren’t feeling much pressure to negotiate. Homes are moving: average days on market dropped to 66, down 11%. If you’re looking to buy or sell in El Paso, knowing how to navigate these shifts is essential. My experience—especially in both resale and new construction—means I keep clients a step ahead in this fast-paced market.

Price Cuts Hit 1 in 5 Listings
Seeing nearly 1 in 5 home listings across the country undergo price cuts in Late-Q3 really highlights just how much sellers are adjusting their expectations. While less than 6% of listings were fully delisted, most homeowners chose to stay in the market and respond to shifting conditions. Mortgage rates—especially that conforming 30-year fixed—jumped from the high-6% range at the start of the month to above 7% by mid-month, and then climbed even higher. This environment pushed the total active inventory to over 1.16 million homes, with the median listing price dipping about 1% month-over-month to $419,300. That slight drop has given buyers a bit more space to negotiate, though new listings still slipped about 2% to roughly 395,000. Many economists point out that these higher borrowing costs are holding buyers back from fully taking advantage of the increased inventory and bargaining power. For Early-Q4, all eyes are on whether these tougher conditions will lead to deeper discounts, repeated price cuts, and longer selling times. With more than 26 years in El Paso real estate, including both resale and new construction, I’ve seen market cycles like this before—staying informed and adapting your strategy is always key to making smart moves in any market.
