Between 2007-2015, our clients purchased seven rental properties in foreclosure or otherwise distressed: four 4-plexes, two duplexes and one single-family home. The properties had very good rental income and more than tripled in value from approx $1.1M to $3.4M. But by 2025 our clients had also become tired of bad tenants, costly repairs, and rising taxes and insurance which cut into their profits. It was time to sell, but they worried about taxes on nearly $2.3M in gains.

I performed an analysis and tax estimate for each property, and discussed solutions with the owners. They sold all seven properties, keeping profits from some and using a 1031 Exchange to defer capital gains taxes on the others. This enabled our clients to pay off some debt, improve their lifestyle, put money aside for their kids' future AND keep over $220,000 of their family wealth instead of paying it in capital gains taxes.
