Referrals in Real Estate & Why Social Networking is Connecting Buyers All Over The Country

What most people don’t realize is that your transition can start long before you ever pack a box. The right referral is not just me handing you a name and wishing you luck. It is having someone in your corner who understands your goals, personality, timeline, and what matters most to your family.

When you either feel like you know someone, or you do know someone, that trust can be invaluable. Often times moving to a new state is like a blind date and that can go overly poorly if agentship is vetted, trusted and/or communicated with about the things we don’t even know we’re supposed to communicate.

Moving already comes with enough uncertainty. You should not have to navigate it feeling like you’re starting from zero. Whether you’re moving 50 miles away or across the country, having someone you trust helping build your team can make all the difference.

Does your agent actually understand visibility, or are they repeating buzzwords?

When sellers hear “marketing strategy,” one of the first things mentioned is often paid social media advertising. But here’s what many homeowners do not realize:

Due to fair housing regulations, housing-related ads cannot target based on:

• Age
• Gender
• Precise ZIP code targeting
• Income or net worth
• Family status
• Demographics
• Housing-related behaviors
• Many detailed interests
• Most “luxury buyer” categories
• Excluding certain groups of people

You also lose access to strategies like:

• Traditional Lookalike Audiences
• Tight geofencing in many situations

That means simply “running ads” does not automatically equal reaching the right buyers.

Builders can often leverage paid advertising differently because they are building a long-term pipeline across multiple communities, price points, and inventory opportunities.

For individual home sales, the bigger question is this:

Who already has the audience?

Over the last 5 years, I have intentionally built an organic platform designed around visibility and buyer engagement. Many of my listings regularly exceed 10,000+ organic views, reaching an audience already interested in luxury homes and real estate.
