If you’ve been seeing the same handful of listings for weeks, it isn’t always because there’s nothing available.

Sometimes it’s simply the way search filters are set.

Online searches are helpful, but they’re also rigid. A property priced just beyond a filter, or missing a keyword in the listing description, can easily disappear from view even though it might actually fit what you’re looking for.

Real estate rarely fits perfectly inside an algorithm.

Some of the most interesting opportunities appear when we step back from the filters and look at the market more broadly- especially here on Martha’s Vineyard, where each property tends to be a little different.

As we step into March, February gave us a quiet but meaningful look at how the 2026 market is beginning to shape up on Martha’s Vineyard.

Winter is typically a slower period for transactions on the island, but buyer activity remained steady beneath the surface. Several towns saw meaningful sales, and well-priced homes continued to attract attention even during the colder months.

One of the most notable shifts moving into early spring is inventory. Supply across the island remains relatively tight in several towns, which means thoughtfully priced homes may continue to stand out as we approach the spring season.
