The Side of Real Estate We Don’t Talk About Enough

I debated whether to share this, but after having three separate homes fail to make it to closing for my 3 buyers in the past four months, I think it is worth discussing.

Real estate can be an incredibly rewarding career, but there is a difficult side to being self-employed that most people never see.

Agents can spend six months, a year, or even longer working with a buyer or seller. We invest countless hours, pay business and travel expenses, negotiate contracts, coordinate inspections, research properties, meet contractors, gather bids, and help our clients navigate difficult decisions.

Sometimes, despite everyone’s best efforts, the transaction does not close.

In each of these three cases, the buyers did not walk away because they were being unreasonable or because of minor cosmetic concerns. The inspections uncovered significant structural problems or potential health and safety hazards. The repairs were either too expensive to overcome, the sellers were unable to complete them, or there was not enough flexibility in the price for the buyers to responsibly take them on.

This is exactly why I cannot stress enough how important it is to have a thorough home inspection, and to listen when the inspector recommends bringing in a qualified specialist to investigate further and provide actual repair estimates.

I have no hard feelings about any of these transactions. I am grateful that my clients had the information they needed to make educated decisions and avoid purchasing homes that could have created financial problems for them.

That is the job.

But I would be dishonest if I said it was not discouraging to invest months of time, energy, and money into a transaction and receive no paycheck at the end. In real estate, agents are generally paid only when a sale successfully closes. We may go months without earning a commission while continuing to pay the expenses required to operate our businesses and properly serve our clients.

Being your own boss can absolutely be a dream, but it also comes with uncertainty, risk, and sacrifices that are rarely shown on social media.

Sometimes success means handing your clients the keys to their new home.

Other times, success means helping them recognize when it is safer to walk away, even when that means you do not get paid.

There has been a lot of positive news lately about the housing market, and overall, I believe much of it is supported by the data. That said, I also think many of the headlines are written as marketing pieces designed to encourage buyers and sellers to jump back into the market.

Here are a few areas where I think the forecasts deserve a little more context:

• Mortgage rates are not driven by oil prices alone. While lower energy prices can help reduce inflation, mortgage rates are influenced much more by bond markets, inflation expectations, Federal Reserve policy, and the overall economy.

• Affordability remains the biggest challenge. Even if mortgage rates ease slightly, home prices are still historically high in many areas, so monthly payments will remain a hurdle for many buyers.

• Real estate is local. National headlines don't tell the whole story. Here in the Pacific Northwest, market conditions can vary significantly by county and even from one town to the next. That's why national averages should never be used to estimate the value of an individual home.

• Home prices are still expected to appreciate, just modestly. Most national forecasts call for home values to increase approximately 1.2% to 2% during 2026. While that's a healthy sign for the market, it's a far cry from the double-digit appreciation we experienced during the pandemic years.

• More buyers may return, but don't expect a frenzy. There is significant pent-up demand, and lower rates could bring more buyers into the market. However, today's buyers are more cautious, negotiate harder, and take longer to make decisions than they did a few years ago.

• Inventory is improving, but we're not back to a balanced market everywhere. More homes on the market means buyers have more choices, but inventory levels still vary greatly from one region to another.

My outlook for the second half of 2026 is cautiously optimistic. I expect a healthier, more balanced market than we've seen over the past couple of years, but not a return to the rapid appreciation and bidding wars of 2021.

As always, don't make real estate decisions based solely on national headlines. The best advice comes from understanding what's happening in your local market and how those conditions apply to your specific goals.

With rising rents and higher home prices, many people are questioning whether homeownership still makes financial sense. What many do not realize is that there is tax advantages tied to owning a home that can help offset part of the overall cost of homeownership.

Recent tax law changes may create additional opportunities for both current homeowners and future buyers to discuss with their accountant or tax professional, including:

• Increased SALT deduction limits for qualifying households
• Potential deductions for mortgage interest and property taxes
• Mortgage insurance premiums expected to become deductible again beginning with the 2026 tax year for qualifying buyers using lower down payment loan programs

For some homeowners, these deductions may make itemizing worthwhile again and could positively impact their overall financial picture.

💖There is just something special about an old homestead that instantly makes you slow down and appreciate the life that was lived there before us.

This beautiful 1930’s home was completely remodeled from the foundation up, but what I love most is how much care was taken to preserve the heart of it. The original wood floors, the stone walls, the reused exterior siding to make the handcrafted cabinets and trim… you can feel the love and respect that went into every decision. It does not feel like a “remodel.” It feels like the home was brought back to life!

And I could go on and on about the original barn and the little 100+ year old one bedroom home still standing on the property. The whole place just feels full of stories.

My clients have been part of the Ashford and surrounding area for years, so it makes me incredibly happy to see them finally putting down roots here and officially calling this beautiful town home.
