Let's break down 152 accepted offers across the Twin Cities between February 1 and 27 through Home Free TC. Here’s what the real numbers show for February:

• Median sale price to list price: 100%
• Average: 100.2%
• Only 6% of contracts fell apart
• 6% were contingent on a buyer selling their home
• 22% were cash
• 35% of sellers contributed to closing costs

Here’s what that actually means for you:

Quality homes are still selling at full list price on average. Demand is steady. Serious buyers are already active. Very few deals are collapsing.

At the same time, over a third of sellers offered closing cost help. That tells us buyers were negotiating intelligently, not recklessly, through a slower Winter market.

This is not a “wait and see” market. It is a strategic listing market.

The sellers who win this Spring will be the ones who:

Picture this: You buy a lake property for the views… but come spring, the shoreline’s nothing but muck, the septic fails inspection, and your insurance premium doubles because of unpermitted elevation work.
