I had the absolute joy of volunteering at the Diaper Bank of North Carolina today alongside the incredible Central Carolina Women in Business (CCWIB).

It felt so rewarding to bring more amazing people into this advocacy and share a cause that is so close to my heart.

You might often hear the word “retrofit” in commercial real estate.

While it may sound like a complex technical overhaul, it is essentially the process of updating an existing building with new technology, systems, or features that weren't available when it was first built.

As businesses evolve and environmental standards change, many older buildings require a "refresh" to remain functional and competitive. A retrofit can involve anything from installing high-efficiency HVAC systems and LED lighting to upgrading a building’s structural integrity or digital infrastructure.

Instead of tearing a structure down and starting over, a retrofit breathes new life into the "bones" that are already there. It can be a more sustainable and cost-effective approach than new construction.

It allows property owners to reduce operating costs and improve energy efficiency while maintaining the character and location of an established building.

In commercial real estate, you’ll frequently come across the term “shell space.”

While it might sound like an unfinished project, it’s actually a deliberate starting point, a blank canvas designed to offer maximum flexibility for a new business.

Shell space refers to a building’s interior that has been constructed with the basic structure intact but lacks the finished touches. You’ll see the concrete floors, the exterior walls, and the roof, but you may not find interior walls, plumbing fixtures, or finished flooring.

It is essentially a space waiting for its new user.

This approach is widely used because it allows a tenant to customize the layout specifically to their needs through a process called tenant improvements (TI). Whether it’s a high-tech medical lab or a modern open-concept office, starting with a shell ensures the space is built to suit the business, rather than forcing a business to fit into an old layout.
