Not every home upgrade adds value. Some could actually cost you when it’s time to sell.

That dream renovation might look amazing, but what works for your lifestyle doesn’t always translate into a higher resale price.

From removing your only bathtub to investing in luxury finishes that outshine the neighborhood, some upgrades can make it harder to attract the right buyers or recover what you spent.

Before investing thousands into your home, ask yourself:

✔️ Does this fit what buyers in my area want?
✔️ Will this improve functionality or just appearance?
✔️ Am I upgrading for my enjoyment or expecting a return when I sell?

Remember, the goal isn’t to avoid improvements. It’s to make smart ones. Your home should work for you today without overlooking its potential value tomorrow.

The median sale price per square foot in Desoto is $145, down 6.5% since last year.

A home can be within your approved price range and still feel too expensive once you factor in the monthly payment, taxes, insurance, maintenance, utilities, and everything else competing for your paycheck.

The goal isn't to buy the most expensive house you can qualify for.

It’s to find a home you can afford and still enjoy your life after closing.

I’m looking at everything else.
The countertops, backsplash, flooring, and fresh paint are easy to notice. But some of the most important details at a showing aren’t nearly as exciting.
I’m paying attention to maintenance concerns, the layout, natural light, noise, storage, the lot, the surroundings, and the things that could affect how the home works for you long-term.
Because buying a home isn’t just about finding one that looks good in photos.
It’s about understanding what you’re actually buying, the good, the manageable, and the things worth asking more questions about.
Pretty is great. Practical matters, too. 🏡
