Big news for the Westside: the second phase of Ashley Scholars Landing is officially finished, bringing 212 new apartments across 5.9 acres just west of Castleberry Hill. McShane Construction and The Integral Group designed the three‑ and four‑story buildings to be EarthCraft Gold certified, with more than half of the units set aside as affordable. Amenities include a 254‑space garage, a walking park, a pool with cabanas, and 4,500 square feet of communal space—think micro‑offices, fitness center, and clubroom. Families in 90 units will benefit from Atlanta Housing’s Homeflex rental assistance, further expanding access to quality housing. This marks another milestone in the broader Choice Neighborhood Initiative and the revitalization of the historic University Homes site.

The Fed’s year‑end meeting brought another quarter‑point rate trim, putting short‑term rates in neutral territory at 3.5–3.75 percent. Don’t expect a cascade of cheaper mortgages: officials signaled they may pause further cuts, and 30‑year fixed rates remain in the low‑6 percent range. During his press conference, Jerome Powell admitted “housing is going to be a problem”—years of underbuilding and homeowners locked into ultra‑low pandemic loans mean the Fed can’t fix the structural shortage. Economists at Realtor.com say affordability could still improve if incomes keep rising and home‑price growth stays slow, projecting that buyers will soon spend under 30 percent of their paycheck on a median‑priced home. In short, rates may be near their floor, and lasting relief depends on supply catching up.

After months of community meetings and market analysis, the City of Smyrna is charting an ambitious path for its downtown core. The preferred concept—shaped by feedback from more than 4,000 residents—calls for 350 new homes, a 120‑room hotel, up to six restaurants and a dozen shops, all stitched together by a Jonquil Mile trail reminiscent of the Beltline. The densest section would rise along King Street, where a five‑story urban strip would welcome cyclists and pedestrians.

To make way, the city closed a $15.8 million deal to acquire a nine‑acre First Baptist Church campus and an adjacent former Presbyterian property. Plans include preserving the church’s century‑old stone chapel for concerts and community events. If approved by council in early 2026, the project would move into a request‑for‑proposals phase to select a development partner. Smyrna’s leaders hope the mix of housing, hospitality and local businesses will create a walkable town center that rivals Atlanta’s most vibrant neighborhoods—without losing the suburb’s charm.

Atlanta is racing to house its most vulnerable residents, and a new modular project just closed the gap. Waterworks Village, composed of two three‑story buildings with 200 rapid‑rehousing units, opened this week near West Midtown. The $17 million development was built in less than a year using factory‑assembled modules from South Carolina; each 250‑sq‑ft unit includes a kitchenette, bathroom, and shower. Mayor Andre Dickens says the city is now around 400 units toward its ambitious goal of 500 by Dec 31, and another 120–130 units are under construction. Partners for HOME CEO Cathryn Vassell acknowledges that missing the deadline is likely but emphasizes that the mission to house people continues. Modular construction, she notes, has proved a fast, scalable solution for Atlanta’s housing crisis.

Atlanta’s “signature” Westside park is coming together—and faster than planned. Beltline landscape architect Meghan Injaychock told residents that the bulk of Enota Park should open ahead of the 2026 World Cup. The reimagined 8‑acre greenspace will connect the Westside Trail to Westview and pack a lot into its lower parcel: a splash pad, large multi‑use field under a solar‑shade pavilion, half‑court basketball, restrooms, and a winding boardwalk through a recently uncovered stream. Accessible swings, toddler swings, and family‑sized disc swings are on the menu too, with tree planting set for late winter and all amenities targeted for September completion. Funded by Beltline tax‑allocation districts, state recovery funds, and the Moving Atlanta Forward bond, Enota Park promises a lush escape just steps from the trail.

Atlanta’s housing tides are shifting: local broker Scott Pratt notes that more people are moving out of the metro area than moving in. Meanwhile, new data place Atlanta among 39 U.S. metros where buying a home has tipped from “affordable” to “it’s now cheaper to rent”. Pratt, who runs Pratt & Associates Realty, has been outspoken about the trend and even weighed in on the proposed 50‑year mortgage plan—but he still encourages clients to pursue homeownership for long‑term wealth. For renters and buyers alike, the takeaway is clear: know your numbers and stay nimble, because the cost equation is changing fast.

Affordable housing wins don’t always make headlines, but they’re happening across the city. In East Lake, Columbia Residential completed a $35 million rehabilitation of the Legacy at East Lake—an eight‑story senior tower—with a new mural inspired by residents’ quilts. All 149 apartments are reserved for households earning 30–60 % of the area median income, and project‑based vouchers ensure no tenant spends more than 30 % of their income on rent.

On Atlanta’s west side, National Church Residences plans a $17 million renovation of the 153‑unit Martin House Senior Apartments in Adamsville. The project will add eight one‑bedroom units for formerly homeless residents and upgrade amenities while preserving existing HomeFlex‑subsidized units. Meanwhile, the Atlanta Rising initiative has already moved more than 200 unhoused individuals downtown into stable housing and is on track to house 400 by year’s end. Together, these projects show how public‑private partnerships and community investment are turning blighted properties into homes for seniors, families, and vulnerable residents.

The National Association of REALTORS® reports that its Pending Home Sales Index climbed 1.9 % in October, a modest rebound after two flat months. Regionally, the Midwest led the way with a 5.3 % month‑over‑month gain and a 0.9 % annual increase, while the South notched a 1.4 % monthly and 2.0 % yearly rise. The Northeast eked out a 2.3 % monthly uptick but remains 1.0 % below last year. Only the West continued to lag, with pending sales down 1.5 % month to month and 7.0 % year over year. NAR chief economist Lawrence Yun notes that days on market typically lengthen from November through February, giving buyers more negotiating power. With mortgage rates easing but inventory still tight, this uptick suggests cautious optimism heading into winter.
