North Carolina Sellers — stop signing Form 220 at the listing appointment.

It doesn't do anything there anymore.

As of July 1, Form 220 is now an addendum to the NC purchase contract, not a standalone agreement. Here's how it actually works now:

1. At the listing appointment, you tell your agent what you're willing to offer for buyer agent compensation
2. That goes in the listing agreement
3. When an offer comes in and compensation is negotiated, that's when Form 220 gets attached
4. The old Form 220G guidelines document? Gone entirely.

Signing it early was never the right move, but now it's literally not how the form works anymore.

New rule that just closed a major loophole.

Here's the problem: a buyer goes under contract, skips the due diligence fee, gets inspections done immediately, then terminates before the seller can even issue a demand for payment. The seller ends up with an off-market property and nothing to show for it.

That's over now.

Under the revised forms, sellers can now limit physical access to the property when the due diligence fee hasn't been paid. A few things to understand:

→ The seller CAN restrict physical access only
→ Loan processing, title review, and surveys are NOT affected
→ It's an option, not an obligation — the seller decides

This is one of those changes that makes the whole process fairer for everyone involved.

Buying a home in NC? You need to know about this.

As of July 1st, buyers now have a grace period on the due diligence fee. Miss the deadline? You're not automatically in breach the next day anymore.

Here's what changed:
→ You have until the end of the next banking day to pay
→ The seller still has to send written notice before anything happens
→ Even then, they can choose to let you stay in the contract

This protects honest buyers from banking delays, holiday weekends, and wire hiccups.

The due diligence fee itself and the timeline? Those didn't change. Just what happens if you miss it.
