20+ years in Bay Area real estate has taught me a lot of things, but what stands out to me most is that real estate requires both "science" and "art"!

The "science" part is the market data: buyer demand, trends, valuation reports, getting your home ready for the market, for the appriser, and positioning you well whether you're buying or selling.

The "art" part, well, that's the more intimate side, that requires empathy, compassion and a good heart. That's where you get to know families, share in one of the biggest steps they'll take in their lives, and connect with them on an so many level. This is the part that no 2 agents can be the same at.

I can confidently say I've mastered both the art and the science of real estate.

**The market's in a holding pattern.** With mortgage rates near 7% and everyone still a little uneasy about the economy, buyers are pulling back slightly and more homes are coming onto the market. Nobody's rushing.

**So what should you actually do?**

🏡 **Selling?** Price it right from the start. Homes are still holding their value overall, but more sellers are having to cut prices after listing. A phased approach (test the market, then adjust) can save you from that.

🔑 **Buying?** More homes on the market means more options and more room to negotiate. Waiting for rates to drop? Just know everyone else is waiting too. The second rates dip, that competition comes right back.
