Sellers can flat-out accept or reject an initial offer. The good news is sellers can also initiate a counteroffer.

Remember this:

☑️ A deal isn’t dead until it’s dead.
So, if a counteroffer is proposed by the seller, you’re still in the game.

☑️ You and your agent ( The Fidelis Team ) just need to review it to determine whether the counteroffer is acceptable.
If so, then approving it closes the deal immediately.

Keep in mind, offers and counteroffers can go back and forth many times; this is not unusual and negotiations are a part of what we do. Each revision should bring both parties closer together on the terms of the deal

An ideal down payment in the eyes of a lender is 20% of the home’s purchase price. By putting down 20%, you don’t have to pay private mortgage insurance (PMI).

But depending on the price of the home, 20% could be out of reach for many buyers. In fact:

🔸Most first-time homebuyers put down less than 10%.
🔸FHA loans allow down payments as low as 3.5%. And some VA Loans allow for no down payment.

This may be the most inconvenient task of selling your home — But you never know when your agent may call with a serious buyer who’s hoping to schedule a showing, like, Now! And if you want to sell your home as fast as possible, turning down showings is no good.

Let your agent know that you won’t have time to clean up, and they can relay the message. Then, in a pinch, just follow this emergency house showing checklist:

✔️ Put all the toilet seats down
✔️ Remove personal items/toiletries from the bathroom
✔️ Wipe down any surfaces that need it
✔️ Empty your garbage
✔️ Put everything from the sink in the dishwasher
✔️ Sweep floors where there is obvious dirt or debris
✔️ Make the beds
✔️ Close closet doors

If you follow these tips, it’ll be hard to go wrong… and you’ll be signing your home over to its new owners in no time.

Set yourself up for home buying success and get pre-approved for your mortgage!

So…What will you need to submit to your lender for a smooth Pre-Approval?

✔️Driver’s License & SSN

✔️One Month of Paystubs

✔️Two Years of W-2’s and/or Tax Returns

✔️P&L (if self-employed)

✔️Two Months of Bank Statements

**More documents may be needed depending on your lender

By getting Pre-Approved, you improve your buying credibility and speed up the closing process. Talk about a win-win!

It’s not wise to make any big purchases or move your money around three to six months before buying a new home.

🔸Avoid any shifts in your credit profile
🔸Lenders need to see that you’re reliable and they want a complete paper trail so that they can get you the best loan possible.
🔸If you open new credit cards, amass too much debt or buy a lot of big-ticket items, you’re going to have a hard time getting a loan.

Bottom line: Save money and money will save you! 👍
