Let’s talk leases! They’re pretty important to either party. But for landlords, it’s particularly vital to get them right. Here’s a quick guide to writing one:

🟢 Outline the sections of the lease agreements.
🟢 Identify specific rules and conditions that must be included in the lease (eg.. a non-smoking policy).
🟢 Write each section of the lease with as much specificity as possible.
🟢 Format for readability by bolding and underlining text and using different font sizes to highlight important parts.
🟢 Consult with a lawyer to make sure it is both compliant with the law and enforceable.

Injuries happen when we least expect them. We thought we'd share a guide so you’re prepared if or when you or someone you know takes a trip down injury lane:

🏥 Seek medical attention. Any delay in going to the emergency room or a healthcare clinic could have repercussions for your health or legal case. Discuss all injuries with your doctor, even if you think they are minor, but don’t embellish or exaggerate.
🤫 Stay “mum” about your case. The only people you should discuss your case with are your doctor and your attorney. If you need to speak with an insurance agent or opposing legal counsel, your attorney should be present.
📋 Gather information about your case. Collect medical records, police reports, witness information, and photographs that document your case. You should also write a detailed account of what happened to help you recall the events later.
⚖️ Find an attorney you trust. Your health and wellbeing are primary, but once you’ve received medical attention, you may want to consider hiring legal representation. Ask family, friends, and co-workers for recommendations so you can partner with an attorney you trust who has a proven track record with personal injury cases.

It’s an unfortunate (and annoying) reality of the digital age: there are still plenty of phone scammers out there … and they don’t exactly abide by the Do Not Call Registry 😠☎️

With that persistent problem in mind, we thought we’d share a few signs that the call you answered might actually be from a scammer:

❌ Promises of a deal that is too good to be true, like a free vacation or pre-approved loan.

❌ It’s an unsolicited call from someone who claims to work for the government, a well-known company, or a charity.

❌ A high sense of urgency combined with requesting information, such as needing your credit card number now or your Amazon account will be shut down.

Remember, a scammer’s goal is to steal your money, identity, or both. As soon as you realize it’s a scam, hang up! If you do fall for a scam, be sure to report it to the FTC.

December 13th is National Cocoa Day, and there's no better way to embrace the cozy vibes of the season than by sipping on a delicious cup of hot chocolate ☃️

That’s why today we are sharing our favorite hot chocolate recipe and step-by-step instructions. Trust us, you won’t be sorry!

Ingredients:
✨ 2 cups of milk (your choice: whole, skim, almond, etc.)
✨ 2 tablespoons of unsweetened cocoa powder
✨ 2 tablespoons of sugar (adjust to taste)
✨ 1/4 cup of water
✨ A pinch of salt
✨ 1/2 teaspoon of vanilla extract
✨ Whipped cream, marshmallows, or chocolate shavings for topping (optional)

Instructions:
1. In a saucepan, mix cocoa powder, sugar, and a pinch of salt. Add 1/4 cup of water and bring to a gentle boil, stirring constantly until it becomes a smooth, thick syrup.
2. Stir in the milk and heat over medium heat until hot but not boiling. Be sure to keep stirring so it doesn’t stick to the pan!
3. Remove from heat and add vanilla extract. Mix well.
4. Pour into your favorite mug, top with whipped cream, marshmallows, or chocolate shavings, and enjoy the warm, chocolatey goodness!

This season is the perfect time to cozy up with a hot chocolate, whether you're by the fireplace, watching your favorite holiday movie, or just looking to enjoy a warm drink 👩‍🍳

If you haven’t been to law school, some of the legal terms we use can get very confusing 😰 A good lawyer will always be happy to explain, but we thought it’d help to share a few quick business law terms that you may have come across:

📄 Articles of Incorporation - These documents are what establish the existence of your corporation. You’ve probably seen them around as LLC, S-Corp, or Inc.
📄 Liability - Liability is the legal responsibility for your actions. Failure of a person or entity to meet these responsibilities means that party may be vulnerable to lawsuits or damages.
📄 Nonfeasance - Nonfeasance is the failure to act when action is legally required. An example of this would be failing to do something when an employee reports that they were assaulted by another employee on work property.

Most people know the term “Miranda rights,” but not everyone knows that it comes from the landmark 1966 Supreme Court case Miranda v. Arizona. Today, let’s take a quick look into the case and its impact.

🔎 The background: When Ernesto Miranda was arrested after being recognized as a victim’s assailant, the police officers that questioned him failed to inform him of his Fifth Amendment right against self-incrimination or Sixth Amendment right to an attorney.

🔎 The argument: Though he did confess to the crime after being interrogated for two hours, his attorney later argued that this failure to inform him of his rights was grounds for the confession to not be allowed at trial.

🔎 The conclusion: The Supreme Court agreed with Miranda’s attorney. This is why police officers must now inform people of their constitutional rights when they are arrested.

If nothing else, we hope this legal history tidbit gives you a bit more knowledge the next time you’re watching Law and Order and hear the familiar “You have the right to remain silent” speech!
