Cold weather is coming! Spring in Colorado can be unpredictable and a late season freeze is upon us! Many have planted their seasonal annuals and fear they may all be lost after this weekend!

Lucky for them, their less than perfect blooms won’t be taken into consideration by an appraiser!

Although unmanicured lawns and gardens may not affect appraisal values (given there is no MAJOR extenuating circumstances) they absolutely affect buyer appeal!

Appraisers follow guidelines when selecting comparable sales! Reconsiderations of value are welcomed and are an element of the job however as partners in real estate it’s important to recognize what is a TRUE comparable sale and what isn’t! Realtors and agents should be able to educate their buyers and sellers about which sales reflect the value of their home and which sales do not apply in terms of what an appraiser will consider!

Selling your home with out the assistance of an industry expert can be risky. You may overvalue your home, risking minimal buyer traffic and longer days on market. You may also undervalue your home, risking money well deserved being left on the table! However, for sale by owner transactions have a purpose and a place if executed effectively! If it’s a route you’ve considered, at a minimum, ensure you’ve had an appraisal for your home completed!

Fannie Mae and Freddie Mac have determined that rooftop solar systems that are leased or subject to a power purchase agreement (PPA) are personal property, and by definition they can’t be valued in the appraisal.

If a homeowner owns their solar panels, the lender treats them as real property, that is, as part of the home — which means they can be valued in the appraisal.

Although solar systems can be desirable in some markets, the systems aren’t always considered in a valuation! Make sure you know the difference!
