Proposed legislative housing policy, in Colorado, could have unintended consequences on the overall housing market. Rent regulation policies (also known as rent stabilization, rent freeze, and/or more commonly, rent control) can distort the housing market by acting as a deterrent/disincentive to build more housing, and can speed up deterioration of existing housing. While most policy makers suggest they are taking these measures to preserve affordable housing, these policies can hurt the community they intend to help by limiting accessibility and affordability. Builders and developers will look for markets with fewer regulations and limitations on building.

Rent control reduces the incentive to build new homes, hurting the people it is trying to help. Instead, Colorado needs more housing options.

Although several markets have experienced double-digit rent growth over the past couple of years, the profits have not flowed to the bottom line due to increased insurance costs, property taxes, for salaries and materials. Yet, fundamentals within the multifamily sector remain relatively strong.

But it remains to be seen whether or not demand has truly accelerated.
