It’s one of the best opportunities to actually learn how your house works. 🏡 Main Line Market Snapshot for December 2025 🏡

As 2025 comes to a close, the Main Line real estate market continues to show strong value appreciation and high demand. While year-end seasonal trends have led to a typical dip in new inventory, home prices in many areas remain well above last year's levels. Here is the breakdown for our key school districts:

📍 Radnor Township
🔹The market remains incredibly strong, with the median sold price reaching $1,225,000, a significant 40.8% increase compared to December 2024.
🔹Homes are moving at lightning speed, with an Average Days on Market (DOM) of only 9 days.
🔹Sellers are seeing excellent returns, with an Average Sold to Original List Price (OLP) ratio of 104.7%.

📍 Tredyffrin-Easttown
🔹Fresh inventory saw a healthy boost, up 35.7% compared to the same time last year.
🔹The district has had a busy year, with 604 new listings YTD, a 9.2% increase over 2024.
🔹The median sold price for December settled at $755,000, maintaining a steady 10.2% year-over-year increase.

📍 Lower Merion
🔹Activity was robust in December with 70 closed sales, surpassing the 5-year December average of 58.
🔹While new listings were down for the month, the year-to-date volume remains strong with 901 new listings in 2025, a 10.7% increase over last year.
🔹The median sold price for the year (YTD) stands at $839,500, reflecting a 6.9% appreciation over 2024.

Happy 21st Birthday, Haleigh 🎉🥳

Twenty one years ago today, we were bracing for a huge snowstorm and the Eagles were on their way to the Super Bowl when she arrived. From the very start, Haleigh was strong, feisty, and determined, always with a mind of her own and a way of getting exactly what she wanted. That fire never faded. It grew into confidence, independence, and a strength that makes me proud every single day.

This photo of her at one year old in her little Eagles dress is still one of my all time favorites. Even if the Eagles didn’t go very far in the playoffs this year, she has always been the real standout. Watching her grow into the woman she is today has been one of life’s greatest gifts ❤️
