Builders Adapt Homes to Buyer Payments | I'm Bridgette Levine and I Buy and Sell properties in the State of Texas!
Lately, I’ve noticed builders taking creative steps to meet buyers where they are—especially with affordability front and center. In Early-Q3 2026, 53% of new single-family homes in the US sold for under $400K, up from 50% over the past year. The median price landed at $393.8K, but the average was $508.8K, reflecting a mix: more entry-level homes with smaller footprints, but still enough high-end sales to keep the average higher.

The $300K-$399.9K range made up about 34% of recent sales (up from 28% in Late-Q2), while the midrange lost some ground and $1M-plus homes actually gained a bit of share. What does this mean if you’re house hunting? Price tags only tell half the story. It’s so important to look at price per square foot, lot size, HOA dues, taxes, insurance, finishes, incentives, appraisal support, and your cash-to-close. Those details can make all the difference when you’re balancing your budget and your wish list.

If homebuilders keep seeing strong supply and buyers are feeling the squeeze on payments, we’ll likely continue to see more sub-$400K options popping up across the country. With years of experience guiding families through these shifts, I know how critical it is to weigh every factor—because your next chapter deserves a home that truly fits.
