Starting January 1, 2026, all listings must be submitted to the MLS within 3 business days after all signatures are obtained or within 3 business days of the listing’s start/effective date. ⏰

To ensure a fair and reliable marketplace, non-compliance will now result in:
1️⃣ First Violation – Warning
2️⃣ Second Violation – $100 fine
3️⃣ Third Violation – $250 fine
4️⃣ Fourth Violation – Referral to the MLS Policy Council

💡 Pro Tip: How your listing agreement is written matters! Make sure everything is compliant regarding your listing period start date to avoid unnecessary fines.

There’s nothing I love more than helping my agents take a file from “offer accepted” to “closed and celebrated.” 🥂 But there are a few things that make the process smoother for everyone:

1. I stay in my lane (so you can stay in yours).
I’ll track deadlines, watch inspection timelines, and flag missing pieces — but the back-and-forth on repairs, credits, or contract terms? That’s all you. My job is to support you, not step into your fiduciary role.

2. A quick intro goes a long way.
When you give your clients a heads-up about me before we go under contract, it makes the handoff feel seamless. Instead of wondering why “some stranger” is emailing about deadlines, they immediately see me as part of your team.

3. Accuracy > speed (every single time).
I know everyone wants contracts signed and flying around fast, but one missed signature or wrong date can delay closing. Taking a few extra minutes upfront for a clean, complete file saves us all time and stress later.

4. You can call me about literally anything.
Tough showing? Sticky client convo? Just need someone who gets it? I’ve got you. This job can be intense, and I’m here to be more than just a TC — I’m your behind-the-scenes partner and biggest cheerleader.

5. Not all files weigh the same.
A quick condo close in 15 days is a totally different beast than a rural property with a well, septic, and HOA review. The more details you share upfront, the better I can plan, prioritize, and problem-solve for you.
